Fair and Equitable Assessments

Every five years, the Town of Swanzey conducts a full re-evaluation of property assessments in order to ensure the Town's assessment is equal to fair market value. In 2024, Swanzey updated the assessment values of all real property based on an analysis of real estate sales that took place between April 1, 2022 and March 31, 2024 (the 2022 and 2023 tax years). The next full re-evaluation will take place in 2029, and will be based on real estate sales during the 2027 and 2028 tax years.

The real estate market continuously ebbs and flows.  In order to monitor how close the Town's assessment is to the fair market value of your property, the New Hampshire Department of Revenue Administration conducts an equalization study every year.  For example, the 2023 equalization ratio was 60.6%, which means that, on average, the Town's assessed value for each property was taxed at 60.6% of what the market would value the property.

The equalization ratio for 2025 = 85.4%.
